CMHC Eco Improvement
Renovating your home? Get 25% of your CMHC premium back
Buyers who apply for a mortgage with a down payment of less than 20% of the home’s value must obtain mortgage loan insurance.
CMHC Eco Improvement helps homeowners reduce the cost of energy-efficient renovations: if your mortgage is insured by CMHC, you may receive a 25% refund of your mortgage insurance premium after completing at least $20,000 in qualifying energy-efficient renovations following the purchase of your home.
Eligible homes include houses, condominium units and prefabricated homes.
Am I eligible?
You may qualify if:
- your mortgage is insured by CMHC;
- you complete at least $20,000 in qualifying energy-efficient renovations after purchasing your home;
- your renovations fall into one or more eligible categories: building envelope (insulation, windows, doors, roofing, attic, air sealing, foundation), mechanical systems (heating, ventilation, air conditioning, heat pumps) or renewable energy (solar, wind, geothermal).
How to get your refund
You have up to 2 years after your mortgage closing date to submit your Eco Improvement application to CMHC, with your paid renovation invoices. If you complete an EnerGuide evaluation after your renovations, you can include your EnerGuide Renovation Upgrade Report or label. Our certified energy advisors can perform this evaluation.
